I get why you would use a realtor before but it's silly right now. 2) seems like their main source of advertising is a hand draw "for rent sign" ha and 3) You've gotta take the hit and just lower prices till you get some interest.

As far as a $1,000 budget, I would probably do a few things:1) design and buy a back window sticker for your car (or tailgate of your truck) so when you’re driving around folks will see what you do (very cheap and effective advertising).

I did commercial property management in CO and sometimes we would get new buildings and have to guess base on nearby similar properties advertised NNN costs per SF.
