I priced it a tad higher on a PSF basis than other houses in the area, however was priced about right judging by the amount of calls I received in the month it was on the market.All partners in this deal (myself and 2 others) just over doubled our capital contributions of appx 10-14k each -- I think when it's said and done we'll walk away with around $14-16k each in profit.

That is subjective, in my opinion, given the origin of the nuisance is allegedly your own cat, and may have to be decided by a judge if you want to hold firm on the matter.

You can see first-hand how things run and even change a few things for the better; better to have solid home owners versus tenants as tenants do not treat the property with the same respect and care as home owners; look for a condo complex with a solid reserve; and lastly, if you are going to invest in a condo: READ the CC&Rs (The rules of the HOA community are set forth in what is called the Declaration of Covenants, Conditions, and Restrictions), very carefully.
