The way I see it, a brand spanking new duplex wouldn't be the smartest deal because of the high purchase price and you'd likely not cash flow, if not be in the negative.

I am interested in investing with a hard money lending firm, as in investing my own money to fund deals through them.

I'd waive the fee, tell them I am sorry they are dealing with such an awful thing and get that place rented again asap.

What kind of process do you go through when analyzing deals?

He has come up through the ranks as a wholesaler, then fix and flip, and now targeting missing middle new construction/development deals.I'm beginning to research GCs/investors that do this type of work, and figured it'd be worth exploring the BP network.If you deal in this area directly, or have a connection I could speak to, that would be much appreciated.At the end of the day I am trying to get round number hard cost estimates on 2-4plex/Townhomes.

It's not easy to get your first deal done, but as everything in life, it only gets easier as time goes on. 

Teach them that this IS a big deal and it's not just No-Big-Deal-Let-Me-Do-Whatever-You-Need.
