Find a small private bank or credit union, it all works on relationships once you are starting to scale in my opinion, but it’s all going to come down to the type of asset it is!

We're looking at houses that just need a little work (mostly cosmetic, paint, floors, etc), and we've asked him to take a thorough look through the house, give his opinion on what needs to be done and put it in a spreadsheet with cost and timeline so we can compare properties.We're just not sure what we should pay for this type of service and in pricing negotiations now.

On top of that I agree with @Jaysen Medhurst that your CapX is low, you've already stated that the HVAC and Roof are 21+ years old, meaning you're going to have to replace them sooner rather than later so your CapX should be at a minimum 10% (in my opinion).
