I'm practically a bleeding heart liberal and pro tenant but rent control needs an overhaul.

Screening of cash based tenants usually consists of "a heart beat and first and last months rent."

So that is really the extent of my knowledge other that what I read on here and what I google, I have a 6 figure income a strong Business sense and above average intelligence and am a salesman at heart, I have around 30 k of my own money that I would like to keep right where its at and some other money in 401ks and such but lets just pretend those dont exist.  

Only Reason to ever do that is because of my parents and my wife have strong sentimental Feelings and emotions in that house which I was unable to get rid of even after getting them 10x better house then that but as they say heart is where the home is, and I would absolutely feel proud of myself by give my parents and my wife that house back some how, that would be my biggest accomplishment. 

The .3 acre lot is located very close to the heart of Rockville and is commercially zoned. 

They have always paid late..after the 15th sometimes and since i am soft at heart i have let it slide for several years now.  

Property #1 was located in the heart of Sokcho's retail district on Rodeo Drive (same name as the one in Los Angeles).

I really think they notice a great improvement in service from the previous owner who just did not have his heart in landlording anymore.

As you all well know this is not for the faint at heart, and so for success, At this point I am in the process of tying up the property with an option (tie don’t buy).
