About 20-ish years ago our State Supreme Court (lawyers, of course) declared that individuals have the right to choose their own attorney, and thus non-compete clauses in attorneys' contracts could not be enforced (a non-compete clause would prevent an attorney who left one firm from going to another in the same area).

on the subject of non competes...i have a possibilty to have a free mentor for the whole summer by working with with my roomates dad who is a real estate investor. his only condition is that i sign a non compete. if i am interested in buying property and investing in the same area he operates in in the future could the non compete stop me from doing so?

You have numerous RULES to live by, that your tenants may refuse to live by, (so write in the contract that they have to or can be immediately evicted)You have to keep all dues paid up, or you will be fined, and quickly could lose the place to liens and foreclosure.Minna's right, s SFD is a lot of work, but if the place is in good condition, and you have the insurances, it's not a big deal, probably.

I mean, this technique must work for some people and I've heard a lot of gurus promote it, but I just still don't "get it".Here's what I mean: So, you go out and find some poor guy who's in big trouble with his mortgage on a house in good rental condition with no equity.
