-it doesn't say anywhere in the listing or OM, but there are a few more buildings in this complex that are not part of this deal, I'm assuming that there is association as expenses like landscaping, snow removal, etc. are not mentioned.

2) Also, I have only seen an Apartment complex sold as an entire triplex or 6-unit etc, and never as partial sale (i.e. selling only 2 units out of a 6-unit complex, for example) so it is WAY LESS liquid in case if investment goes poorly?

I would also refer to Brian Heckmann, whom we've used for one complex eviction and have gotten consulting with on others when we went the DIY route but wanted a little backup.We purchased and studied the Nolo book "California Landlord's Law Book vol2 : evictions" (although an older version than currently sold on Amazon).

In the south Texas/ Rio Grande Valley area fourplexes are extremely common with entire subdivisions being comprised solely of fourplexes rather than large apartment complexes and the builders there keep on building them.
