(not sure about NC's laws but in MA you need a supervisors license) If you do take the GC I highly recommend hiring an architect that will design your space, as well as an engineer if you are tearing down walls.

I feel the most comfortable with the idea of SFH, but see some advantages to the multi-family.

I'm glad I know what I know and wouldn't hesitate to use that stuff if it came up, but its more designed to bamboozle and sell books and tapes than really show you how to build a successful real estate business. 

There should be plenty of opportunities to meet your investment needs and lots of different people here to help so get comfortable and make your move.
