Wiersema if you have visible & functioning K&T, most insurance carriers will require you to replace it before they will insure it.You may be able to find some insurance carriers who will over look it, but they wont be the most affordable option.  

I would expect all "common" entrances, such as a back door for laundry room, to be locked at all times...simply put a "storeroom" function handset on it so it is always locked.

It's a function of affordability and available market in a range.The other bigger consideration is that if you buy a second property as an investment you do nothing to dilute or jeopardize your primary residence exclusion.
