Since Dodd Frank and Sarbains Oxley, banks have to order appraisals and no one can choose the appraiser. 

@Steven KoI'm in the same boat with a lot of the things you explained and I have not put the second one into consideration but that is a very important thing to look at well choosing what type fits your goals.

I grew slowly saved money bought all my equipment cash and now I'm reeling in the benefits of it and get to choose everything I do.
