If a parent dies suddenly around property tax time and leave their house to a child with no control over their finances, the prospect of coming up with a few thousand for property taxes after paying for the funeral absolutely terrifies a lot of people and can lead them to make bad decisions.

Thusly, I was able to convince my parents to help me out with a house hack.

I also helped my parents get their HOA to pay for repairs that they were trying to trick them into paying.

Say my parents have some equity in their house but their incomes/DTI don't qualify them to get a decent amount out with their HELOC.

My first deal was funded by myself, my parents, my brother and uncle who all chipped in a little bit to get a hard money loan. 

After enough "parenting" of my tenants I just rented the whole house as one unit.
