The bonus of Mexico is the cheap, short, easy flights.

You can find good (great) deals on MLS, Loopnet, CREXI, etc.

I work as a full-time worship pastor and I I've flipped a few houses over the years and looking to do more deals and move into some buy and holds in the next few years.

You use the funds of others to fund the deal, you do the work with rehabbing, renting, and managing side of the deal and both you and the initial investor whom invested their funds split the profits 50/50.2.)

The other option is to find a lender that would take this deal up front I think?  

  $200/ MO CF is our cut off on any deal.
