Something like this, just off the top of my head....you can probably find some cancellation notices/addendum online.As per the contract dated____, between xxxx and xxx for the property at xxxxxx, I am hereby terminating the contract as per the inspection clause, paragraph xxxxxxx.Both parties hereby agree to terminate the contract, relieving the other party from any further obligation, and the earnest money of $xxxx shall be immediately returned to buyer xxxxx.By:   Buyer xxxxxx____________________________.  

She works only with buyers, so I receive listings from her, but she's not calling me with deals and letting me know what's going on.

Once finished, find a buyer and assign your buyer contract to the seller.

How do you work with buyers that don’t want to compensate you?

We were all set to close on the sale of my flip until my buyers lender decided they needed a few more conditions cleared: It is a high interest (8%) jumbo loan with 10% and low 600 credit (640 maybe?).
