One of my good buddies owns a number of restaurants there, and he does well with them because of the low cost of operation and the ability to purchase the RE at a couple of the locations (benefits that are near impossible to achieve in many more upscale markets).

Have their buddy that happens to own an hvac, or electrical company or something submit a receipt and then the tenant will get deducted rent.Now obviously they can't pull that off every month but that can add up quick if they do something once every 3 or 4 months - times 60+ houses - or say 10 houses that get clever tenants.Maybe a quick adjustment of your plan that the tenants have to call your guys would be an easy fix to that.But at the end of the day, you're still having to do make ready and leasing of the place, so you're not really replacing the PM effort.
