There are some nice duplexes, and brand new triplexes going up and you can find good 4 plexes as well where you can house hack and value add.

But in today's world 4 BR in a sense are a luxury and if they layout is better as a 3 BR and it makes it an awesome master suite, I would go that route.  

Your estimated rents are on the high side for this area but might work seeing how everything will be brand new.
