I did have some of that short sale trouble when I bought my home - mostly from the seller.I was left hanging at the first scheduled closing (which took months to get to) because the seller realized at the last minute he would have a tax liability for the difference between what he borrowed and what he repaid (-$130,000 ouch).

With that said, I have no problem working with most land contracts without converting them to notes and mortgages as long as the borrowers have some REAL equity, decent credit and your terms and documents are structured correctly.

Origination also includes the underwriting of the borrower, setting loan terms and now, certifying the note was originated under a license, mortgage or law.
