I hope you are also factoring those into your new bonus room. and make sure they are getting the proper permits and closing them out afterwards so you don't have problems if/when you try to sell your home down the line.

Seems like a "signing bonus", and that income was in the past.

But if there is a small payment due to the electric utility each month, then let the tenants collect the occasional bonus - rather than you being stuck with a large bill due to (wasteful) utility consumption.

Bonus is that you save on maintenance and other things by just being on-site.

Instead I send the cash flow straight from house hack #1 to pay it off then do everything I can on my end like throwing bonuses, extra savings/month at it)-I don't love having that much debt but the alternative was no second house hack and def not at 4%.

They are also all within a stone's throw of each other, so that's a nice convenience bonus.
