Once you have a few under you belt than you can experiment with using multiple contractors, but you will lose money experimenting with multiple contractors your first time. 

The strong coastal markets get stronger the weak get weaker.they dont call it the rust belt for nothing :) 

I have just moved back to the USA with a great experience under my belt and a soft place to land as my parents are happy to have me stay with them rent free until I decide where to move.My partner is from Belgium and will hopefully be receiving his green card next month to join me.

It's simply easier to navigate if you have some deals under your belt.

I have done it countless times but I am not a rookie buyer either and am capable of doing my own title search.also we don't have muni liens like your used to in your area or many areas of the rust belt... they don't attach to the property.. that was something I had to get used to when I started lending out your way in 2001 ish..

You missed the point on what I detailed because your too busy talking and letting your ego run wild with 1 whole deal under your belt.

its not a hey I know nothing about real estate and the guru told me this is the easiest way to make money when I have no knowledge of the business, no money , etc etc.Its highly regional.. and there is no question that the rust belt and other older mature MSA's that have large SFR populations of rentals are prime wholesaling grounds.. that's a fact.in other areas were the inventory is different wholesaling is a completely different ball game and in many markets its done.. ya you can do some but its not a machine you cant do the volume you guys do.. and granted not all of them are Morris invest bait..

The small group of clients that opt for BRRR method are typically more experienced and have had at least 1-2 BRRRs under their belt.

However, I'm consistently looking for deals and plan to have the first one under my belt by the end of the month.
