I believe there are way's to transfer a property from your personal name into an LLC down the line if need be.

Start your prescreening and have a few prescreened applicants lined up for a showing the day after you close.

As noted you will want a full inspection done on the following: roof, sewer lines (scoped by a licensed specialist), lead paint check (specialist), test for asbestos if you have popcorn ceilings.

I know great guys who are just overwhelmed, they don't return calls or texts because they're swamped and already have jobs lined up for the next 2-3 months.

This should be added to PM line because if I self-manage this fee goes away but vacancy does not.

Unless they were all replaced very very recently, that means they'll require that you underground power lines, tear up and re-pour sidewalks, curbs, and gutters, potential overlay the street, and anything else bordering your property.I've never heard of a "condo conversion planner" but I suppose a good one has experience doing these things and can give you definitive answers.Disclosure: I've never done a condo *conversion*, but have gone through the subdivision and mapping process several times in the City - I don't have direct experience doing what you're describing, so caveat emptor. 

Bottom line, if it is in the lease (and the lease is appropriate/legal) than its fair game, but what you can do and what you should do are not always the same.
