I am working with seller realtor to get historical property performance records. 

It's 23 acres of forest on the water front:The land is zoned A-14 so can't be subdivided and only one residence could be built if the owner uses the land for agriculture, logging, farming etc.The zoning does allow for 'Gite Touristique' though and this is where I'm thinking this could be a great spot to build some ecolodges to rent out.The land costs $270,000.There is currently no access to the land, it's landlocked so right of way needs to be setup as well as all services; water, sewer, power.I'm looking for someone to partner up with here to help figure this out to see how we can obtain this beautiful piece of land and turn it into a successful business.Please send me a private message if you're interested.

So if you have a duplex renting out one unit long term and turn the other one into an Airbnb to see how they perform compared to each other.

One of the main reasons I am saying this is many of them have significant title defects that can be remedied but will also take significant time, effort and cost.For example I was reviewing a performing 2nd mortgage recently but the mortgage did not include the legal description and metes and bounds as required by the county.

If so, typically in the operating agreement it outlines how all members of the LLC are expected to perform.

Hey Benton,I own a handful of homes in the Disney area that I rent by the room, and they perform amazing.
