If you are unable to find bank financing you should be in a strong position to structure a deal that would be attractive to a private lender.

You are looking to buy an owner occupied residence and you can buy a distressed property (bank repo, not necessarily a fixer upper) which is usually a fair amount below retail value ahead of investors with very attractive financing terms.

Welcome to BP and the real estate investing world, I have been wholesaling for 5 years and the best advice that i can give is get really good with marketing for motivated sellers , and buyers BUT  normally a good deal will attract buyers so in the beginning to harder on your marketing for motivated sellers.
