The best approach is to seal off each section of room and each large item separately.

While I respect their approach, I would like to hear if their are any other options to get creative. 

@Cody Weiss you might have to get that from the real estate board (depending on how you approach them).

A challenge I'm currently facing is the sewer line going from adu to main sewer line. 

@John MoonGiven the information above, I believe you have two good options: 1) Finance all three separately on conventional, FHA financing (under 4 units)2) Approach a local bank on the deal.
