I typically do these type tasks myself.

;)  I was at the BiggerPockets conference and went to a talk about systems and automation and the speaker detailed a beautiful workflow using podio and leads and task management and virtual assistants and marketing and it's sort of my goal to get there. 

If you don't do the homework, you will give them the impression you may not be up to the task of doing the homework with real estate investing.

This is a long an ongoing task if you expect good returns.

Google will be your best bet with this task to be honest.

It's pretty simple to use and is great for automating follow-up reminders, tasks, and even project pipeline processes.

Have them do some tasks.

What I thought would be less work and more delegated tasks became twice as much work for both of us.

I learned it. mastered it and I dominated my market.So you can do that too.Lastly.. and please understand this very carefully as I keep hearing this..A lot of people say things like "Well I don't, can't [insert task here], because [insert reason here]"... know this.
