From what I have gathered (at least in Michigan) is that if you are going to be a Realtor and an investor, you have to be VERY careful about the deal....I don't want to raise any eyebrows and I am WAY to open about where I think people SHOULD and SHOULD NOT invest in this county (which I don't think realtors are allowed to do).

It's listed at 59k and the home is assessed at 115k through the county website.My question is two fold --If I take a loan out I'll probably have to go up to 80k which would make my payments roughly 500 a month.

That was a good one, everyone could see them, parked in between them, but if I did not have a fresh coat of reflective line paint on before the reinspect, I would have to get permits from the city and have a contractor with a license and bond with the county apply them.
