Everett is a good option too and there I'd focus on this small little neighborhood that's close to the casino and right near nightshift brewing. 

The town has been slowly growing as the commercial center of the region for some years and is in construction on a sports-tourism complex and a casino-hotel.I would finance the needed rehab with the equity, inspectors and contractors have already been through it for a prior offer and given the needed work a thumbs-up. 

I am now on track to get my first wholesale deal and I would love if someone can point me in the right direction of some Investor Friendly Title Companies in Las Vegas!

I live in LA and have had a property 4 hours away in Vegas, and so far, I've not had any problems.

Inland Empire, Palm Desert and maybe Vegas are on our list so far...We're going to buy and hold the property.

I have a buddy that owns bagel shops here in Vegas.

I don't have a technical answer, but from one Ryan K to another @Ryan K. anytime I am in Vegas and think I have the perfect bet or figured out the game, I take a look around at all of the fancy radius dome ceilings or the terrazzo flooring and realize gamblers paid $30/SF for that floor.
