My credit score is fine (760-780) it's just not being able to show proof of income since I was transitioning out of previous business endeavors for the past two years that's causing an issue and ultimately leaving me in the dark on how to utilize the BRRRR strategy now.

I don't mind guaranteeing the loan (I have a great credit score and zero debt) but I have no proof of income to provide and this is ultimately what's causing an issue with me doing the BRRRR strategy since I need to be able to get lending and then cash out refinance at some point.

Understand, there is nothing "Short" about a short sale, and you need to get paid (up front) as a wholesaler on these kinds of deals as it is not uncommon for there to be multiple buyers in line before the bank ultimately agrees to close the deal.
