If you are dealing with partners, I would highly suggest creating an LLC entity AND have it include a an operating agreement that covers who does what and how you will eventually dissolve the company/dispose of the property.Disclaimer: I am not an attorney nor do I play one on the internet.

If you are a wholesaler and don't want to pay (or don't have) the required dp, and seller won't negotiate, I would suggest you move on and try to find another sucker, er, less informed seller.Good luck.

@Dave Foster's suggestion of a 1031 exchange might is worthwhile to consider - even if you look for property to rent out today that you may eventually move into down the road.

If not that is fine also but I am trying to see if anyone can suggest a company that would be able to refinance this style property and how much higher the interest rate would be.I want to pull the trigger but want to make sure I can refinance this after some time with not problems.Thanks for your feedback in advance!
