Walk inside...snap a picture of animals if any, compliment any pictures of their family or art work (i.e. a Led Zepplin flag nailed up as a window cover is "art work" in some instances), then have them sign a printed copy of your online add to show they saw what the rent and deposit amounts were so that everyone is in the loop and then walk outside.

I think it's almost a definite no on the new construction and my guess is also no on the foundation up reno but you would have to get into the fine print on the underwriting docs.

If the tenant wishes to keep any outdoor pets, I require (with an addendum to the lease) that they be kenneled at the tenant’s expense and that they obtain (and show it to me...I already have my own copies on record) a printed copy of and follow all local laws (for feeding, watering, leashing, and sheltering the pet) and ordinances pertaining to pet ownership.

For some reason someone out there threw LLC as the almighty GOD in BOLD big letters and did not even whisper or write in fine print.
