In general, if it's listed by an agent/broker and you purposely go around them direct to seller, it's usually going to make the agent/broker not like you, and you kind of want them on your side if you are trying to work on the property.

When I do a quick search, a ton of websites that want you to pay to see the listings show up. 

In 2021 I bought my 4th property.My advice about 'a lever to pull,' is to find a real estate agent, tell the agent your criteria, get on their e-mail list so that new listings get sent to you as soon as the properties get listed.

If the space is listed, you should be able to see what is being offered on the listing.
