I would probably keep the other house regardless of what I do because of the low interest rate.I am now wondering if I should hire a Qualified Intermediary (my realtor calls this an "Accomodater") so I have the option to buy a one level rental, stay where I am at, and if in the future I am unable to live in the two level home I am currently living in (our second home that is my primary residence), convert the rental to a primary residence.

In the meantime, think "time value of money", you get the use of that money to leverage into another property, do needed renovations on an existing property, pay for your kids college tuition, or keep your business afloat until this pandemic goes away and you can take a needed vacation.

Hey Account Closed, if you are really close to the university then you could look at student housing.It has it's own challenges of course, but can be a good way to keep full up.Students can be hard on properties, but they also don't demand much.
