Usually it's just a matter of hiring certified contractors, having the building inspector hand you a big stack of paperwork saying what you need to do to bring the entire place up to code and the working down the list.

Chances are when you start building the relationship with that agent he/she has contractors, inspectors, lenders, title reps, and escrow officers that they can get you into contact with to make the deals happen.

They spend money on what they believe will drive more sales and more profit to their bottom line.If people maintained house, cars, appliances, etc. as often as manufacturers recommend most people would be broke and their whole time daily would be doing this stuff.As an inspector you likely want things done at a very high maintenance level that tenants might not agree with.

As far as the loan type to choose - typically investor friendly agents will also have a network of investor friendly mortgage contacts as well as inspectors, attorneys, etc.
