Even though I have no experience other than renting out and managing my first primary home, my interest in real estate pushes me to educate myself upon this topic.With a very high barrier to entry where I live in Northern Virginia, especially for first-time investors just starting out with small budgets, that is why I have been focusing on out-of-state investing in real estate and also have been reading a lot about the BRRRR strategy.

@Ana Vhan even if you do what @Nathan Gesner recommends (which we also recommend), you'll want to add to the lease as you get experience.Our lease started with 6 pages 24 years ago and it's now 26 pages!

We currently have StayFi on 27 homes and we hired a marketing company that does monthly email newsletter campaigns.

The goal for most of my clients is to get to 200 to 500 homes..

Can I occupy the home using a conventional loan at any point?

The drive home on Thursday has the same deductions just like driving there because we are driving home from work related things.  

I’ll probably live in an apartment for a bit while I re-qualify as a first time home buyer and hopefully find another distressed property to renovate either in WA or Midwest .
