Hostile HOAAnd of course financing.. what if you need off site improvements how are you going to pay those is the local jurisdiction going to help or you have to pay it.. or can you do an improvement district with some sort of bond act.

If it is to have a vacation home that someone else helps pay for then maybe.  

DSTs aren't successfully raising millions of dollars because they are great investments, they are successful because they help their investors defer tax.This is a classic example of letting the tax tail wag the investment dog.

The neat thing about buying the STR subsequently, is that you can use estimated short-term rental income to help qualify for the STR purchase, but only if you purchase the STR after your primary (not the other way around - see Scenario 1 above).
