AND FOR SURE you nailed the 450 to 500 a year insurance proforma.. got to squeeze that extra 50 a month out of the cash flow so you can say you have a 10% return LOL.. in certain areas it works in these areas of super high risk for all things.. its a gamble and I guess that's why they call it insurance just like 21 at Vegas.

I called it immediately, found out it was an REO and surprisingly enough the lady gave me the code to walk through it.

A couple of days later I was downtown at the register of deeds, and I run into the lady from the assessors office on the street, thanked her for her help and asked if I could get the same information but in an Excel spreadsheet, which arrived this morning.  

I am asking for advice on how to structure a deal with this lady I met that wants to sell her house but hasn't listed it or anything.

Gambling is everywhere now and already much closer with Philly under an hour away compared to NYC at two and half.Hotel room occupancy and food/beverage numbers are strong here.

This is what happened: An older lady called me telling me she just can't deal with her house anymore.

My personal feeling is that if you are new to this, this is a huge gamble and if I were your coach/mentor/Guru(evil guy from what I understand on the forums), then I would not recommend it for you based on the info I have here.

The mortgage lady was from Texas and she was AMAZING.
