You could choose the absolute best market in America with the best upside, best deals, best location but if you have weak team members such as a broker, contractor, lender, and property manager your investment will surely experience hardships.

Does anyone have experience using a side of their duplex as a STR & if so, what did you learn?

I have a few questions I would like feedback on from the community.1) How much does a well-done paint job add to the appraisal of a home vs doing it yourself with little to no experience?

I was in a similar position once - eager to begin investing.In my experience and piggybacking on Emma's response, there are pros and cons to both approaches that are worth considering:Buying an investment property first allows you to dip your toes into landlording while still renting yourself.

But given this is my first time, I wanted to ask if anyone's had experience with this and if there are any blind spots to my thinking.
