Am I "playing devils advocate" suffciently?

Hello,I’d like to become a real estate investor and I have approximately 70k to play with.

I also plan on swapping out all the units older appliances for brand new appliances when I take over the property.  

This guy plays in that MF sandbox and even if he isn't a good fit, you will be impressed with what he does. 

New carpet, new countertops, brand new bathroom, fresh paint. etc.

Rent is $1500 and cashflow estimated $30/month - keep in mind this was an equity play for us and we plan to HELOC this summer or next. 

Personally I wouldn’t be playing Johnny detective hanging out in the area waiting to sniff out the culprit .
