I actually have an attorney who is partnered with me on my commercial property and also wants to be a partner in rental properties, so I have that box checked at least!

I'm new to real estate investing and really trying to look outside the box on this one. 

By the looks of the tax record, it's owned by three people (probably an inheritance), the taxes are paid every year so they didn't forget about it but the only address listed is a po box.

@Jason Lam don't be scared that you're doing something out of the box!

I used to allow them, but then had a crazy cat lady whose apartment smelled like a litter box.

They even insured a duplex with Fed Pacific boxes for me at a pretty decent price.

Do you leave it blank, use a PO Box, write encouraging notes? 

It's supposed to be for "moderate income" and a way to check Community Reinvestment Act boxes.

The big box stores squeeze and hamstring their contractors so bad they are forced to cut corners and many quit half way through the first job when they realize they’re losing money, or just put in effort commensurate to what they’re getting paid which means a terrible finished product.

Then when they text to confirm I tell them "I am running late and the lock box is on the back door text me when you lock up and let me know if you have follow up questions."
