One lender hit one of my clients that I was doing a JV with... for 800 dollar property tax monitoring fee.. really on a 12 month loan.. but what happens is borrowers just focus on the points with no clue to the junk fee's  or using brokers who add fee's and points on top of the actual lenders fee's again bait and switch.

It became clear very quickly that the company is making all its profit on 'maintenance surcharge' and is very aggressively pushing 'maintenance' where it's needed and where it's not.

We have also used a portfolio loan on LTR's to pick up one because we didn't have leverage on around 14 houses so the cash flow from those 14 definitely cover the payment on the str. 

Now the property is free and clear no liens on it.  

Here's my two cents on what's working in Raleigh right now for house hackers.

Update your assumptions based on the findings from due diligence and evaluate if the deal still meets your target returns.

I did sign a contract with our listing agent that if I close on a property , I am to pay him 0.5 percent.
