Now a lot of guests expect all of the conveniences and scalability of a hotel in their STR, while simultaneously expecting the personalized and custom support of an STR.I've been staying in STRs since the 90's and back then you had to bag your trash and take it with you in your car when you left.

Sure I agree there is the convenience factor, but unless the person teaching you has a lot of first hand experience in your state then they are not going to be able to teach you much that you couldn’t have looked up yourself.

We have removed everything of value from public spaces and they no longer have access to certain conveniences (Netflix, video game consoles, etc).

I pushed the selling agent and learned they had accepted another offer - with financing and inspection conditions - and we are sitting on the bench again.I am only guessing the other offer must have been sufficiently greater than ours that greed overtook comfort and convenience of a sure thing.So once again, we are in second seat ... this time, being first in the door and over ask, I was certain we would be accepted or countered.So what did I miss?

We still offer our student tenants the convenience of having a single payee for rent and utilities, but use a separate utilities agreement whereby the tenants prepay an amount into a Utilities Budget each month and are given copies of all utility bills so they can monitor their consumption.
