I cannot speak for others who may truly have zero intention of closing, so generally speaking, I understand your point about that.

You can go the insurance route, but you are not personally protected if the liability exceeds your policy coverage.

I do not think grandpa walks out of this with zero money.  

Thanks, he says it's the bank requiring the insurance, not him and after doing a little research I saw a story about banks taking advantage selling this policy.

Other investors should be able to able to take risks up to their risk tolerance as long as they understand the investment documents (i.e. sophisticated).
