The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

There are plenty of ways to filter out the looky-loos and only show the home to qualified buyers who are ready to write offers.

You want everything in writing before you go under contract.

If you do decide to let her pay for it, I'd make sure that you get it in writing that you own it and you approve the type, color and installers.
