I do NOT want to go that route.From the research I have done, any PMS that uses the VRBO API is in the same boat. i.e.

The address you provide is passed to opencagedata's API to get the Lat & Lon coordinates of that address passed back to my program.

The city properties you need to be real careful as the margins will be very tight and with the old homes you can run into some unexpected issues($$) once you start tackling the rehab.Also I would connect with some of the local wholesalers (who you can meet at the FFREIA meetings or through web searches) to get on their lists as they might have something that meets your criteria.

They have a ton of add-on features and even a "web portal" solution that allows us to deliver real-time information to anyone whether it is in the office or in the field.  

Search on the web and called around, no luck. 

The program offers  a tenant facing web portal to pay their rent, can accept credit cards and you can charge the fee to the tenant, will do tenant screening for a minimal cost (again, can charge the tenant), does pretty much full accounting, and the list goes on and on.  

During the initial configuration of the system, we have lost many settings and the ability to manage many functions, due to the management of the platform via API.
