I'd definitely get another legal opinion before I started chasing down possibly deceased former owners.If it's determined that the former owner is indeed the last valid deeded owner of the parking spaces and if a deed from her is the answer, then find her and get a deed.

Really take the time to vet the company you are hiring (ask other builders, renovators), check their credential, their association memberships and certifications/licences (in Canada you need to be certified) and whether they offer a full removal (and replacement) warranty / guarantee {removing a bad spray foam job is an intensive bit of work}.Hope this helps.

In our state, after the sale you don't receive a warranty or QC deed, you get a tax deed, there is no redemption period, and the title is clouded.

As a second mortgage.As to parents, there can be an issue when the name on the note and deed of trust is the same last name as the owner/borrower, a lender may view loans between family as not being at arm's length or valid.
