In light of that then any option espoused by someone that involves you immediately incurring a potential $250,000 tax bill like selling and cashing out or selling without a tax mitigator like a 1031 or the establishment of a primary residence is not doing you any favors.The world seems to have forgotten but I still see a lot of people everyday working in Publix who were once paper millionaires who kept putting 20% down.

If you buy a Moen faucet at HomeDepot its feather light and made entirly out of plastic; you can get the exact same Moen at a plumbing supply house made of metal.I am usually over $3 per SF for top quality material.

I can see why you are annoyed, but the amount of time you will spend on trying to get this appraiser a light reprimand (which is all he would get because he will have an explanation like above) will not be worth it.
