I don't need the capital now but I could use it to pay off some debt (primary residence) and feel less stressed about it.  

Let the insurance handle it and don’t stress about it. 

There's lots of answers for you, lots of resources and help, and nothing that needs to be stressed over this early in the game.

It's much less expensive and stressful to deal with a vacancy for a few weeks than to deal with nightmare tenants and neighbors for a year.

I believe once I these two items are figured out it'll help me save time and take some of the stress off.
