David Bohner What do the property class types mean?

B class rental) decent- nice area of town, somewhere you can walk around at night and not be afraid, working class tenants (see upper middle-middle class), decent schools.C class rental) somewhere that is usually on the way up or on the way down, solid middle class tenants, safe during the day possibly iffy at night, not a terrible place to live but its definitely not anyones dream home/areaD class rental) warzone, iffy walking alone during the day and definitely not at night, empty properties are likely to be broken into or vandalized, people here are barely making it, quality of schools isn't even a thought.

Funding hasn't come about so I decided to pay cash for a fixer upper as close to Chicago as possible (in Chicago the homes in my price range were in gang areas)I found a gem I believe in Gary and I'll be closing on it this week. 30 min from my business in Chicago. 1,000sf home on a 1950sf plot.3 bed 2 bath wit not 1 but (2) Two car Garages along with wide side driveway.

I consider the deal you presented as one that is way out there, out on the limb I mean where every single thing has to work out just absolutely perfect which almost never happens.The deal you presented in not and I do repeat is not for those that do not have plenty of experience doing these type of projects already.

The owner (seller) is elderly wants to stay in home until he passes, his son has lived with him the past 8 years and wants to remain in the home for about 2 years, he would rent out the basement and I could rent out the upper main floor.
