Unfortunately, About a month into this(this past week) I found a window broken out, and the garage door operator stolen(nothing else as far as I can tell).Questions:What practices do you guys use to make this less likely from happening?

See what they are like in terms of electrical upgrades, plumbing upgrades, cosmetics, mechanicals, style, etc. 

Yesterday, I hired a different repair company and he diagnosed the problem as not the washer broken, but a loose wire in the wall outlet.

@Eric Harris  This is not  the loan to rehab the property with as that needs cash draws and an exit strategy --- Those get priced as a construction loan and are short term.This loan is the exit strategy to a rehab project - as the loan based on rental income....and a stable lease...not a vacant shell with all the windows broken outTo get a REHAB interest only loan .... will be a short term 12 month or less loan interest only at 10%+ rates....and your skin in the game will be needed to acquire and fix the property.We have a lender that does both --- and that saves $ on the costs as the same final appraisal is used and only one underwrite...but these are two different kinds of loans....with very different terms...The costs of the rehab loan drops with each finished rehab completed....as experience and track record are rewarded.

We have an agreement that if the repair costs over $300 they are to contact me but this particular tenant apparently has never lived in a house before so thinks things are broken when he just doesn't know how to use them.  

I got some of these numbers using percentages or what I would see the house being valued if it had/didn't have some of the upgrades.

Inspection was done Tuesday.We have sent an email, agreeing to make certain upgrades, but we are obviously not going to install new stairs.My questions are: Do you make it a point to attend inspections?

Of course, if you are in a high-end neighborhood follow the upgrades that the neighborhood has..I typically do not buy properties in the higher-end neighborhoods..

A corporate landlord is substantially upgrading suites in their building and renting for $1,050.

This is a pretty old home and is pre-HUD so may need a lot of other improvements and upgrades.
