I like these properties, but I would “fine tooth comb” the property before I pulled the trigger because a slip up on a property that needs a lot of work has more potential consequences than a light rehab.

We are extremely selective in who we rent to which cuts down on 99% of the ********. - do not allow 0 review guests to instant book (we will decide whether or not to rent to them based off of their inquiry message)- only host people recommended by other hosts- make sure you have security cameras that face all entrances to the property (also you will need to specify that they are ON AND RECORDING in the listing - just disclosing the locations and that they are there is not enough apparently)

Anyhow you can make it with vacational rental and you can cashflow.You can possibly do employee housing, get your property trashed once a season and do it all over again, ans still be in loss.At the same there is abundace of work, not all extremely well paid, BUT your better paid 20$ per hour employees can't afford to buy a home around here...Plenty of unemployed folks too, that like to rave for the ****** tourist ruining the town...So many points of view...!
