Ill definitely follow up as I have a trip planned in mid October to look at the lots and see if other possibilities are even feasible.

I would like to know if it is a common strategy to use a loan for rehab purposes or when doing these flips would it be ill advised to use a loan this early in the game.

Ill cheat on 70% on lighter rehabs or high dollar ones in super hot areas, but still use that as my guideline.
