Eventually maybe it will transition into a buyers market a bit more, but I feel like that could still be several years out. 

like all negotiations with the vast amount of personalities we work with to transition property effectively , finding a way to communicate to collaborate for your , their and the sellers needs is the balance we all strive to strike.  

@Reden Dionisio I'm transitioning out of active duty, have used my VA loan in Los Angeles for a SFH (now a rental), and am going full-time as a real estate agent and investor in Los Angeles and the Florida Panhandle. 

You couldn’t kept your company branding in place, transitioned your entire team over and you all could’ve benefited from stock awards and revenue share just from selling homes & supporting your team!?  

As a currently active duty service member looking to transition out of the NAVY and back into civilian life as a full-time REI and entrepreneur I feel the need to give back to my brother & sisters in arms looking to do the same.

I thought about slowly transitioning into MFH but I might wait until my net cashflow has exceeded 10K/month and if I can at least come out once/twice a year to the US to follow up. 

Maybe that will change, but I think the transition will be bumpy.My other thought is that ADU's are not cheap, and cities are taking their pound of flesh and then some.

Listing 3-4 weeks out is a good time frame so that people can go tour and take the necessary steps for the transition, without these sites flushing out your listing.
